Family Property Intelligence
The baseline was never built. Here's why—and what changes when it is.
Every asset class has an intelligence standard. Family property never did. Not because nobody tried. Because the baseline is structural. One pillar—relational truth—can't come from transactional actors. That's why it was never built. We build it.
The Gap: Why It Matters
Family property is usually the largest asset most families will ever touch. Yet the baseline—the complete picture—almost never exists before decisions get made.
Why? Because six pillars need to exist in one room at the same time, and one of those pillars can't come from the professionals who usually advise on property.
The Cost of the Missing Baseline
$6 trillion transfers this year. Most without complete pictures. Probate litigation up 32%. Families lose money to conflict. Lose each other to undisclosed disagreement. Trustees face personal liability from ordinary missteps made without baseline clarity.
This isn't edge case. It's structural.
The Six-Pillar Baseline
The baseline isn't a document. It's the starting point that should have always been there. Six pillars, synthesized into one intelligence layer:
Legal
Title status, trust validity, deed language, beneficiary designations, liens, code violations, unpermitted work.
Financial
All debt, carrying costs, income, net proceeds from sale. What's actually there to work with.
Tax
Cost basis, stepped-up value, capital gains exposure, Prop 13 reassessment triggers, tax cost of each path.
Physical
Condition assessment, urgent repairs, deferred maintenance cost, move-in readiness. What works, what costs money.
Market
Defensible property value, liquidation timeline, preparation costs, scenario-based valuations. What it's worth in reality.
Relational
What family members actually want, where they align, buried disagreement, decision barriers. What everyone feels.
Five pillars provide clarity. The sixth pillar changes everything. Because now professionals can advise from facts, and families can decide from shared reality instead of assumptions.
What Changes When the Baseline Exists
Before the Baseline
Decisions made from fragments. Professional liability (incomplete picture). Family conflict (different understandings). Assets lost to poor decisions.
After the Baseline
Decisions made from complete picture. Professional confidence (full clarity). Family alignment (shared truth). Assets protected, relationships preserved.
The baseline moves families from competitive dynamics (where one person's gain is another's loss) to collaborative dynamics (where shared truth enables better outcomes for everyone).
